Southern California (Greater Los Angeles, Orange County, San Diego County)
San Francisco Bay Area
Pacific Northwest (Seattle Metro, Portland Metro, Eugene, Bend, Salem, Spokane)

Stabilized or lightly distressed assets with repositioning upside
Development sites in high-barrier markets with entitlements or path-to-approval
$5M–$45M total capitalization
In-place yield or clear levers to create outsized value

Undermanaged or overlooked assets in desirable submarkets
Opportunities with density upside, underbuilt land, or favorable zoning overlays
Sellers open to creative structuring (JV, seller carry, etc.)
Buildings with soul and potential—character-driven architecture, walkable locations, or community relevance
