Acquisition Criteria

    • Multifamily: 40–400 units

    • Mixed-use development with significant residential component

    • Hotel acquisitions (value-add) and hotel developments (select markets)

  • Core urban and second-ring neighborhoods across:

    • Southern California (Greater Los Angeles, Orange County, San Diego County)

    • San Francisco Bay Area

    • Pacific Northwest (Seattle Metro, Portland Metro, Eugene, Bend, Salem, Spokane)

    • Stabilized or lightly distressed assets with repositioning upside

    • Development sites in high-barrier markets with entitlements or path-to-approval

    • $5M–$45M total capitalization

    • In-place yield or clear levers to create outsized value

    • Undermanaged or overlooked assets in desirable submarkets

    • Opportunities with density upside, underbuilt land, or favorable zoning overlays

    • Sellers open to creative structuring (JV, seller carry, etc.)

    • Buildings with soul and potential—character-driven architecture, walkable locations, or community relevance
